Who We Are

A Mold Referral Network Built Around Speed

Here's the straight version. Breffni Remediation is a free referral network, not a contractor. When you call, we match you with an independent mold remediation company in California, CA that carries its own licensing and insurance. We built the network because homeowners kept getting burned by spray-and-walk-away outfits that painted over growth and left the leak running.

California, CA covers a lot of ground, and mold problems look different from one region to the next. Low-lying areas deal with storm flooding and wet basements, humid regions fight constant condensation, and older towns see more slow leaks in aging plumbing and roofs. Our network is built from local contractors so the person who shows up understands the conditions where you live.

The dispatch desk runs 24 hours a day. Mold itself is rarely a midnight emergency, but the water event behind it often is, and a burst supply line at 2 a.m. can turn into a mold job within 48 to 72 hours if nobody dries it out. When you call, a real person asks the right questions and gets the right kind of specialist moving.

Nothing about the referral locks you in. The independent contractor walks the property, shows you the moisture readings and affected areas, and puts a scope and price in writing. You decide whether to move forward, and calling us is free either way.

Before It Spreads

Warning Signs That Call for Professional Mold Testing

Mold doesn't always announce itself with a black patch on the ceiling. Most jobs the pros in our network handle started with something smaller that got ignored for a few weeks.

A musty, earthy odor that comes back no matter how often you air the room out. That smell comes from gases that actively growing mold gives off.
Spotting, staining, or fuzz in black, green, gray, or white on drywall, wood trim, grout, or ceiling tiles.
A past leak or flood from a roof, pipe, appliance, or storm that left drywall or subfloor damp for more than a day or two.
Peeling paint or bubbling drywall which usually means moisture is moving through the wall cavity behind it.
Condensation and high humidity like foggy windows every morning, sweating ductwork, or a basement that always feels clammy.
Allergy-like symptoms at home such as stuffiness or itchy eyes that ease up when you leave the house. Your doctor handles the health side; a remediation pro deals with the source.

Small patches under about 10 square feet can sometimes be handled by a careful homeowner, which lines up with EPA guidance. Anything larger, anything tied to sewage or contaminated water, and anything inside walls or HVAC systems is a job for a trained remediation crew with containment and HEPA equipment.

What Gets Done

Core Mold Testing Services in California, CA

Every job is different, but most fall into one of the categories below. Tell the dispatcher what you're seeing and we'll route you to a contractor set up for that type of work.

The size of the job changes, but the sequence doesn't: locate the moisture, isolate the space, remove damaged material, clean and dry the rest, then confirm the area passed.

24/7 Emergency Mold Testing experts in California, CA

24/7 Emergency Mold Response

Some mold calls can't wait for next week's opening: a tenant complaint, a home sale about to close, or a flooded basement turning fuzzy after a storm. Emergency response focuses on stopping the moisture, isolating the area with plastic sheeting and negative air, and getting HEPA filtration running so spores don't travel through the house.

Water source shutoff and moisture mapping
Poly containment with zipper doors
HEPA air scrubbers and negative air
Same-day starts when available

Residential Mold Testing

In a house, the job is about removing what's damaged and saving what can be cleaned. Porous materials like drywall, insulation, and carpet pad usually come out. Studs, subfloor, and joists get HEPA-vacuumed, scrubbed or sanded, treated, and dried until moisture meter readings match unaffected areas.

Drywall, insulation, and carpet pad removal
HEPA vacuuming and damp wiping
Antimicrobial treatment of framing
Rebuild coordination after clearance

Commercial Mold Testing

Offices, restaurants, schools, apartments, and warehouses need remediation that works around occupants and operations. Commercial-grade contractors phase the work, schedule after hours when needed, protect HVAC returns, and hand over the documentation property managers, insurers, and building owners ask for.

Phased, after-hours scheduling
HVAC and ductwork protection
Photo logs and moisture documentation
Multi-unit and tenant coordination

Inspection, Air Sampling, and Lab Testing

Before anyone tears out drywall, it helps to know how far the problem goes. Inspectors use moisture meters, thermal imaging cameras, and hygrometers to trace wet materials, and when testing makes sense they collect air samples with an outdoor control or surface tape-lifts for an accredited lab to analyze.

Moisture meter and thermal imaging scans
Air and surface sampling when needed
Third-party lab analysis
Written findings and scope

Attic, Basement, and Crawl Space Mold Testing

Attics grow mold on roof sheathing when bathroom fans vent into the attic or soffit vents are blocked. Crawl spaces grow it on joists when there's no vapor barrier. Basements grow it where groundwater seeps through the slab. Each space needs a different fix, from rerouted exhaust ducts to crawl space encapsulation and sump work.

Roof sheathing and joist cleaning
Ventilation and exhaust corrections
Vapor barriers and encapsulation
Dehumidifier and sump recommendations

Keeping Mold From Coming Back

A remediation job isn't done when the plastic comes down. Clearance, or post-remediation verification, confirms that the work area is visibly clean, dry, and back to normal air quality. Many owners hire an independent inspector for this step so the company doing the removal isn't grading its own work.

Visual and moisture clearance
Optional third-party air testing
Humidity and ventilation advice
Documentation for buyers and insurers

How It Works

What Happens After You Call

The process is designed to stay simple on your end. Here's what to expect from the first call to the final walkthrough.

Call the 24/7 dispatch line
A dispatcher asks about the location, size, smell, and any recent water event, then routes your call to a licensed and insured independent pro who covers your area.
Inspection and moisture assessment
The contractor checks affected areas with moisture meters and often a thermal camera, looks for the water source, and decides whether testing is worth the cost.
Written scope and quote
You get the plan in writing: what comes out, what gets cleaned, how containment is set up, how long drying should take, and what it costs. Nothing starts until you approve it.
Containment, removal, and cleaning
Work areas are sealed with poly sheeting and kept under negative pressure with HEPA air scrubbers. Damaged porous materials are bagged and removed, and remaining surfaces are HEPA-vacuumed, cleaned, and treated.
Drying, clearance, and prevention
Dehumidifiers and air movers bring materials back to a dry standard. The area is checked for clearance, and you get advice on fixing the humidity or leak so it doesn't happen again.

Upfront, written pricing

You see the price before the plastic goes up. Quotes are written and itemized, and any change in scope gets discussed with you first.

Fast response, day or night

Calls are answered around the clock. Local pros mean shorter drive times, and urgent water-related jobs move to the front of the line.

Local dispatch, local knowledge

Local pros understand how homes in your area are built and where they usually fail, which shortens the hunt for the moisture source.

Licensed and insured independent pros

Every independent pro we connect you with is expected to carry proper licensing and insurance. Ask to see both. It's your right and a smart habit.

Containment done properly

We look for contractors who follow recognized industry practice such as the IICRC S520 standard: containment, negative air, HEPA filtration, source removal, and verification. Spraying and painting over mold isn't remediation.

Testimonials

What Callers Say About the Experience

Every job is a little different. Here's how a few recent ones went, in the customers' own words.

Found black spotting behind our washer after a slow drain leak. Someone was at the house the very next morning, and the contractor showed me moisture readings on the wall before quoting anything. Containment went up, the bad drywall came out, and the laundry room finally smells normal.

DRDana R.Homeowner · California, CA

I manage a 24-unit building and had a tenant complaint about a bathroom ceiling. The contractor they connected me with worked around the tenants, sent photos every day, and gave me a clearance report for the owner's file.

MTMarcus T.Property Manager · California, CA

Our home inspector flagged mold on the attic sheathing two weeks before closing. I called late on a Sunday and had a contractor in the attic by Tuesday. Turned out the bathroom fan was venting straight into the attic. They cleaned the decking and rerouted the duct outside.

PKPriya K.Home Buyer · California, CA

Our basement took on water during a storm and we thought a shop vac and fans would do it. Eight days later the drywall had a fuzzy line about a foot up. The pro cut it out above the wick line, treated the studs, and left a dehumidifier running until the readings were dry.

GMGloria M.Homeowner · California, CA

We run a small restaurant and found mold above the drop ceiling near the dish station. The crew worked overnight so we never had to close, and the written scope matched the final bill.

ALAnthony L.Restaurant Owner · California, CA

The quote was clear and the price didn't change, which I appreciated. They found the crawl space had no vapor barrier at all, pulled the moldy insulation, cleaned the joists, and put down a sealed liner.

FAQ

What People Ask Before They Call

Straight answers to the questions callers ask us most.

How fast can a Mold Testing technician arrive in California, CA?

Timing depends on your location in the state and how busy contractors are near you, but same-day and next-day visits are common in most areas. Rural properties may take a bit longer. Active leaks and recent flooding are always prioritized.

Do you provide upfront pricing?

Yes, in writing and before work starts. The contractor inspects first, then prices the job based on the square footage affected, the materials involved, and the containment needed.

What emergency services are available?

The call line is staffed 24/7. Emergency help typically includes stopping active water, extracting standing water, setting up containment and HEPA filtration, and starting structural drying so mold doesn't spread.

Is Breffni Remediation the contractor that does the work?

No. Breffni Remediation is a free referral service. We connect you with independent, licensed and insured local contractors who perform and stand behind their own work.

How much does mold remediation cost?

Cost depends on square footage, location in the home, how much material has to be removed, and how much containment is needed. A bathroom spot and a full crawl space are very different jobs, which is why the written quote comes after the inspection.

Do I need mold testing before remediation?

When growth is visible, most pros will remove it without lab tests. Air or surface sampling earns its fee when the mold is hidden, when you need proof for a real estate deal, or when you want clearance results after the work.

Can I just bleach the mold myself?

For a tiny spot on tile, maybe. On drywall, wood, or anything porous, bleach mostly lightens the color while growth stays in the material. Proper remediation removes or cleans the material and fixes the moisture.

Will homeowners insurance cover mold remediation?

It depends on the cause and your policy. Sudden water damage is more likely to be covered than slow, ongoing leaks. Ask your contractor for photos, readings, and a written scope to support any claim.

Is it safe to stay in my home during remediation?

In many cases, yes, because containment and negative air keep spores inside the work area. People with asthma, allergies, or weakened immune systems may want to stay elsewhere during larger jobs; ask your doctor if you're unsure.

Do you cover rural areas, or just the big cities?

We route calls from cities, suburbs, and rural communities across California, CA. In less populated areas the drive may be longer, but coverage is broad and growing.
